Power and Telephone is on Jaguar, about 500' to the north, from the back of this lot. Perfect lot for solar as it gets much sunshine. Mostly level, mostly open, some scattered pines. Seasonal stream goes through a portion of the lot in the shape of an "S" due to snow run-off in winter. Septic setbacks from seasonal streams are 100' so this would have to be diverted with a backhoe and culvert to ensure plenty of usable land and a standard septic system. A Sand trap filter type system might have to be used if this is not corrected. Possibly a pond or reseviour for animals? Horses ARE OK! Great country for horses. Less snow here than higher up on the mountain, but it still gets snow each winter. This
parcel would work best with an adjacent parcel too, so the septic problem could easily be eliminated.
This land sits on the south side of Bly Mountain, lower in elevation that most Bly Mountain lots. Just above the small town of Bonanza. Bonanza is east of Klamath Falls about 25 miles. Nice little town with park, gas station, school through high school, church, post office, mini mart, etc.
This lot sits in the south end of what is called Klamath Falls Forest Estates. Gravel roads running through the woods. Many deer. Subdivided 30-40 years ago. Road Association upgrades roads and plows major access roads in winter. Cost on this is about $28/year. Taxes runs about $50/year as the land sits.
This land sits on Panther. Good access. About 1 1/2 miles off Bly Mountain Cut-off road, to the east. Meadow like parcel with hills and trees in every direction. Good gravel road access.
Ride into two National Forests, both the Freemont and Winema, in minutes from the lot. Very secluded, few scattered homes nearby.
Lot size is 200' frontage and 450' deep.
Ready to watch the deer walk across the meadow with your morning coffee? How about from your front porch? (Several homes in this area. Nice huge meadow like setting in the foothills of Bly Mountain. Nice ambiance.

NOTE: From Highway 140 East of Klamath Falls, go to the 27.5 mile marker and take the Bonanza or "Bly Mountain" Cutoff road south about 2 miles to Egret, then Jaguar and turn left on Jaguar Lane. Stay on the well traveled gravel road going across BLM land and you'll come to a 25 ton weight limit sign. This is the beginning of KFFE 4 subdivision. Continue up Jaguar to the first right which is Wren Lane. Go right one block to Panther Lane and turn left until you are on the flats below. When you get to the seasonal stream and culvert going under the road, lot 23.121 is on the left. The lot is marked with Orange and Green tape by the corners.
