CONSERVATION PROJECT OVERVIEW
The Preserve proposes, based on a stream design by Dr. David Rosgen and biologist Ron Pierce leaders in the field of stream and river restoration to restore and enhance more than six miles of spring creeks. Additionally, a team led by Ducks Unlimited has designs to restore and enhance approximately 200 acres of wetlands, create approximately 110 acres of high quality seasonal, semi-permanent and permanent wetlands, and improve riparian and wetland habitat along the Big Wood River. When completed, the land and water will then be managed to sustain these conservation values.
THE RANCH AT CRYSTAL CREEK PRESERVE
Within the 1,806 acres of The Preserve is a separate parcel known as The Ranch at Crystal Creek Preserve. This remarkable 160 acre property is a private sportsman's refuge and a separate feature of the Preserve. This unspoiled treasure includes water rights and an upland bench that terraces down to a mosaic of spring-fed wetlands as well as more than a mile of Big Wood River frontage.
Its hoped the intrinsic beauty of this rare and gorgeous ranchland will continue to inspire a level of stewardship in keeping with its finely balanced ecosystem. While this acreage has the potential to be subdivided into four parcels consisting of 40 acres each, the buyer could also elect to donate a conservation easement on one or most of the parcels, thus creating the possibility for a tax deductible donation to a recognized conservation organization.
THE ESTATE AT CRYSTAL CREEK PRESERVE
Located in the northwest corner of The Preserve lies The Estate at Crystal Preserve. Built in the late 1960s and once home to an heir of the Carnation dairy dynasty, this 10,000 sq ft palace was designed with entertaining in mind! Here, surrounded by 40 acres of unspoiled open space, the home is less a residence than a monument to a bygone era. The house is so remarkable in its anachronistic charisma that once you have crossed its threshold, you will feel as if you have entered a Hollywood Hills mansion circa 1968.
A guest house was thoughtfully included for those folks who doesn't want to make the drive north after a late-night dinner party, and there is a caretaker's home as well.
Aside from a few improvements, little has been altered since the home was first built. It is still structurally sound and has the potential to be updated, restored or reinvented to take advantage of its proximity to the Big Wood River.
BUILD AT CRYSTAL CREEK PRESERVE
Approximately 1,606 acres in the body of The Preserve are being transformed into a beautiful subdivision that will be known formally as The Preserve at Crystal Creek Ranch. Each of the 38 available residential lots will range in size from approximately 3 to 5 acres. These lots will be clustered on 236 acres, of the least environmentally sensitive lands on the property. The remaining 1,370 acres of the Preserve are intended to be restored and protected by a conservation easement and continue to operate as a working ranch.
